For Rent by Owner
Owners can hire us to market and lease their property to a qualified tenant and manage the property themselves.
This Service is designed to assist property owners who want to handle the day-to-day management of his/her property but doesn’t want to deal with the procurement process (marketing the unit, showing the unit, collecting applications, screening applications, approval process and preparing the rental agreement).
Marketing Your Property:
- Internet, Yard Sign, Referrals
- Take pictures and write up house description
- Personal Showings or Self Service lockbox
Qualify Prospective Tenants:
- Minimum credit score of 600
- No Liens, Judgments, or bankruptcies
- Proof of employment and verification of income (three times the leased rental rate)
- No late payments within the last 90 days
- No recently filed evictions
- Verification of past 3 years residency (must have a positive record)
Property Document Completion:
- Negotiate the terms of the lease
- Ensure all documents are completed
- Collect security deposits and turn them over to homeowner
